SensoDrive Technology is an enterprise-level SaaS/IoT platform that develops and commercializes data collection, analytics and technology-related services for medium to large commercial, rental and residential buildings. Our park module is created to address a big pain point that many drivers experience: To park worry-free, find and secure a parking spot for their cars at affordable rates without having to show any paper or plastic decals or having a fear of spending their hard-earned money on towing or ticketing. Participating locations will list their underutilized parking stalls on our platform. Using our proprietary ubiquitous parkade gate and arm sensors, a member of the SensoDrive platform can seamlessly book, pay and access any gated parking in commercial/rental and residential buildings using any mobile device and enjoy a low-rate secure parking session. Where parking bylaw enforcement needs to be automated, our edge camera solution can streamline the enforcement process: Helping parking enforcers to gain extra time and to eliminate erroneous towing and ticketing for the members of our platform. Carsharing programs and delivery companies also use our E-Pass API to get unlimited access to these premium spots on a monthly subscription service. Since we are democratizing access to these underutilized parking spaces, we control what type of vehicles can park on these stalls, hence it allows for community-based services to serve only the neighborhood in a safe and secure manner.

More than 70% of gated/ungated parking spaces that cost developers millions of dollars are unused. Encouraging compact communities, sustainable transportation choices, and housing affordability are well‐established objectives in Growth Strategy and Affordable Housing strategy of many highly densely populated cities such as Metro Vancouver. Parking is at the nexus of these objectives. Given that apartments represent over one‐half of new housing starts in Vancouver today and will remain so over the next three decades as the population grows by one million people, having current and efficient parking requirements are critical to the achievement of a sustainable region and livable neighborhoods.

Insights from previous testing (500 characters)

Average parking stall, costs building developers tens of thousands of dollars and they are often sold at a loss, with the extra money simply getting transferred to the consumer. Developers say if they can reduce the parking spots, not only will home buyers see a difference in the price of units, but there will be a wider variety of homes they can build. (e.g. affordable housing). Greenhouse gasses as a result of building parking stalls is also another important contributor to climate change.

Sasan Pasha is the founder of SensoDrive – He is a dynamic leader with more than 25 years expertise in organizational leadership, business planning, marketing, product management and enterprise software/hardware design and architecture for fortune 500 companies. He has contributed to some of the most successful tech companies in Vancouver such as BBTV, which is worth more than $1-billion US and TIO networks aquired by PayPal at $300M.

Describe how you would pilot your idea (1000 characters)

For existing buildings, our customers are commercial and rental building owners. We will need to open an office and hire local sales and technical staff to manage each location we bring online. some of the money is used to onboard the pilot locations and some of our resources are used to manage each project and ensure the operation is smooth. We also need to allocate customer support agents to help with solving any issues.

Describe how you would measure the success of your pilot (1000 characters)

Some of the KPIs that we will track are: The parking occupancy rate for the stalls that are assigned to SensoDrive. length of stay, usage time, preferred entrances and exits. Infractions, violations and number of notices and towing. The number of times gates and arms are opened and closed. Budget for smooth operation and completion of the project. Quality of the final product.

The impact and improvements are different for the following groups: For Real Estate Developers: They see an increase in adding new density for new housing types and new revenues from better asset utilization. For Cities: They see an increase in smart growth development, liveable neighborhoods and sustainable mobility. They see a reduction in traffic congestion, accidents and air pollution. For Building Owners: They see an increase in communication and convenience for residents, tenants, guests.
